Worst Part of Insuring Your Investments

Greetings BP Fam!

I am a Broker who works with investors -both SFH and Multifamily.

I am trying to come up with a list of frustrations with the purchasing/ underwriting process so that I can better serve, while also hopefully creating a FREE guide for investors as a resource.

So whether it’s long applications, lack of markets, lack of clarity about what is actually covered etc. - VENT AWAY!

Biggest issue we have is having one of several brokers we use beg us to quote on more of our properties as they come up for renewal. We get a better quote & the insurance goes through. Then a month later we get the cancellation letter because an old 2x3ft LOCKED safe was in the fenced in back yard, it's a child safety hazard???, or an old set of storm windows were leaning against the shed or the facia need repair. So screw it, instead  of wasting our time we stay with the current carrier & just fight the increase if it's too high.
