Tenant Liability claims with Property Management
Good afternoon,
If a tenant fills a claim does it always go to the owner s insurance or is the Property managers insurance also responsible ? Maybe case by case ?

If your tenant has renter's insurance, he should file against that first. And if it's determined to be your fault, his insurance will file a claim against yours under subrogation. Usually the tenant would claim against the owner, and the landlord's insurance. If there is a PM involved, with E&O insurance, the landlord insurance will file a claim against the PM insurance under subrogation.
