Shelter or REI guard for fourplex

I am purchasing a fourplex and need help on the insurance side. I need homeowners insurance, insurance to over my rental and umbrella policy (to cover me) for both of those if I’m correct? I have been hearing mixed reviews about REIGuard with its claims process being slow and Shelter really the only bad thing I heard is about the asbestos issue (which is good that they won’t insure just anything). Need some help here from people who have had experiences with both companies and how to go about this? Thank you! Look forward to your suggestions!
