Homeowner's Insurance for SFR Househack renting 3 rooms
Hello BP,
I bought a SFR 4 Bed 4 Bath in California that I plan to owner-occupy while renting out the 3 remaining rooms. I am currently looking for a Homeowner's Insurance policy. A common exclusion to coverage is renting to more than 2 roomers/boarders. Does anyone know of any insurance agencies that insure a home for my current situation? If no policies allow me to rent out 3 rooms, does anyone have advice on what alternate policy I could use (Commercial, Multifamily, etc)?

Hello BP Community,
Update: I was able to find a homeowner's insurance policy that covers an owner-occupied SFR and allows me to rent out 4 rooms to 4 roomers/boarders.
I want to send a shoutout to Chris Le of Complete Access Insurance Services in Walnut, CA. He reached out to me and assisted me in finding a policy that would fit my particular househack situation. I'm sure that he would be able to provide amazing help to others out there on BP.
Hopefully this issue helps other househackers in the future. Amica was able to underwrite my policy and it allows me to rent out to 4 roomers/boarders here in California. They are well known for their easy claims process and customer service. If they weren't going to be able to insure me, then I was going to go with Lloyd's of London AU Gold, which also would have insured me but they do not have good ratings for customer service. They are not necessarily an insurance company, but rather an insurance market that provides people with access to policies that are out of the norm. Hope the info helps others out there in my position.
