Estimating Insurance Costs

Hi, I'm a college student who is trying to develop a very detailed and comprehensive financial model to analyze buy and hold rental real estate investments in about a year when I have my first job.  I know I need to include insurance but don't know all of the different types of insurance I should have.

So my questions are:

  1. What are the types of insurance I should make sure I have? (Landlord Insurance, Umbrella, Flood, Fire)
  2. What rules of thumbs or estimations could I use to estimate the costs of such insurance?
