How to determine rebuild cost

Are insurance agents plugging in tax assessors data to determine dwelling coverage. My rental is recorded as 3/2 built in 1923 but it's 2/2 and remodeled ~10 years ago.

It's basically identical to this house, same construction project and 'hood:

Is that 800 sq ft? How much dwelling coverage should I have?

My house has the standard interior package (Average plumbing fixtures, no tile showers etc)

Does the carrier matter much? Safeco and Amica suggested 200k for $400/year. thx
