personal vs commercial policy for renting SFH

A few months ago in TN I was offered choices between dwelling policies for rentals and 'commercial' policies.  I put commercial in quotes since I am not sure if this is the right term or not.  I liked some of the commercial polices (e.g. Erie Ultrapack) since they included more perils and included some lost income insurance which suits my more risk averse perspective.

Now I hear that commercial policies aren't available to landlords in TN unless you have a registered business like an LLC. Does this sound right?

I have a personal policy that covers both subsidence/sinkhole and earthquake, but I haven't found a non-commercial policy that covers both of these perils for investment properties.

Thanks for any help with questions or info on changes to insurance policies in TN.
