Insurance Cancellation
I purchased a single family rental property in GA two months ago(Jan 2016) and rented it. The insurance sent me a cancellation letter in less than two months, with a one month notice. The reason was lack of upgrades or maintenance of roof but they did not tell me to upgrade it. I have inspected the property when I bought it and the inspector said it's advisable to change it after a year.
I am new to investment and first time home buyer and I am wondering what my strategy should be now. Should I fix the roof now while shopping for other insurance companies in the coming few weeks? Will this affect me negatively in finding other insurance companies b/c my policy was cancelled? Please advice. Thanks in advance.
