Insurance on home sold on contract

I have vacant, uninhabitable home that I'm in the process of screening potential buyers for a contract purchase, never done one of these before so my question is in regards to insurance.  I've talked to a couple insurance agents and I'm not confident I'm getting the best advice.  One suggests I include in the contract that the buyer will maintain insurance on the home and list me as "additional insured".  Has anyone done this?  I'm mostly concerned about the liability side being that the house is only worth 10-12k in it's current condition.  Any education would be much appreciated!
