Insurance for new development project.

I have done a number of renovation flips over the years and I have always just self insured. When I first started out, I got a policy quote and it was going to be pretty expensive. Since then I have been rolling the dice as far as potential disaster goes. This year I am planning some new construction and feel it is time to make sure my investment is protected properly. What type of policy are you using for insurance and how much is your premium? Do you have an umbrella policy that protects multiple properties? Would love to hear your opinion on this and yes I know I have been risky having no insurance.
