Should I Allow Dogs In My Rental?
I see this topic asked many times a week. My response is always the same, and it is as follows.
Primarily, I will describe certain breeds to my clients as not their tendencies but their abilities. You have to be able to understand that any breed of dog has the TENDENCY to snap and bite a nearby person/dog. However, not every dog has the ABILITY to cause severe damage when they do. You have to keep the powerful breeds in mind when you allow these dogs to add liability to your tenant.
Second, depending on the insurance company, some companies might not cover properties that house the more powerful breed. You should always consult an insurance broker when you consider one of the more powerful breeds inhabiting your property. For example, Travelers' list of dogs that are not insurable is:
"Clause C of (Travelers Homeowners Underwriting Guidelines) - An animal or pet that is vicious or has previously bitten or injured, or if any occupanthas a dog of the breed shown: Akita, Alaskan Malamute, American Bull Terrier, AmericanStaffordshire Terrier,Bullmastiff,Chow Chow, Doberman Pinscher, Pit Bull, Presa Canario,Rottweiler,Staffordshire Bull Terrier, Any Wolf Hybrid or any mix of these breeds."
This is just an example though, I know Allstate will actually allow any breed and other companies have different lists. That is exactly why you need an insurance broker on your team.
Third, speaking to the revenue side, I would consider that your pool of potential renters will grow if you accept most dogs. With that you can charge larger deposits, pet rent, and pull from the security deposit if you need to repair any dog caused damages.
