Another newbie looking to enter Wholesaling RE

I've made strides in the right direction and have been reading these forums up and down for the past week seeking more answers. It has only been a week since I made the decision this is what I want to pursue and I've taken a few steps in that direction. The search tool has been a true delight. But even so, I am left with a few questions and maybe someone can comment on my progress so far.

There seems to be comments regarding the legality of either wholesaling in general or double-closing in California. From the looks of the number of people who successfully wholesale in CA, I am gathering that it is indeed legal, however DCing may be an issue. Is this true or am I missing a key piece?

Does anyone have a Northern CA Specific Seller and Buyer Wholesale Agreement Contracts available? I have an appointment with a RE Lawyer on Monday, but think that if I have one handy for him to review, I may have an easier time with him (I was turned away by 2 other RE lawyers that were not familiar with wholesaling RE).

In CA can the close be done at a title company or must it be with an attorney? I'm getting mixed answers on the net. Does anyone have any recommendations?

I've formed a relationship with one of the higher yelped ranked Real Estate Agents who I will be meeting for coffee on Wednesday. He has agreed to provide me with MLS Comps in exchange for any dead leads that I may come across that I can pass on to him.


I'm reading a lot about Bandit Signs, but they also seem to be illegal with city ordinances. Does anyone have any problems with those? I am having rack cards printed to place at businesses with community boards. I am offering $500 upon a closed deal for referrals.

I have been contacted by 4 potential investors via craigslist. But a few of them seem a bit scammy per-se, but I don't see how these guys can benefit from me. Anyone have any experience with investor related scams? Two of them seem legitimate and we are in current real communication. I obviously need a larger buyers list.

If there is anyone who is either experienced, new, or interested in this venture in the Bay Area, I would also love to talk more. I am dedicated to this idea and have been doing as much research as I can (I'm still awake at 5:35AM reading more material). Perhaps we can venture this road together?
