Real Estate Agent Necessary?

As a beginning wholesaler, is it truly necessary to find that real estate agent who is "investor friendly" or do most real estate investors carry their own real estate agent because they have already built that rapport with them?

Is it more important to find that real estate agent first, or create a buyers list and build rapport with the buyers?

Thank you, that helps clarify a few things i've been researching about. What is the best way to find off market deals? I've heard of bandit signs, but that seems to be a risky task...direct mail gets expensive, especially with someone with very little cash and in between day jobs at the moment...

Besides bandit signs and direct mail, you can try:

- Door knocking

- Flyers

- Internet marketing

- Networking

- Other wholesalers
