Real Estate Agent Necessary?

As a beginning wholesaler, is it truly necessary to find that real estate agent who is "investor friendly" or do most real estate investors carry their own real estate agent because they have already built that rapport with them?

Is it more important to find that real estate agent first, or create a buyers list and build rapport with the buyers?
