If you had 2 houses in the same city one is in good condition other needs a lot of work what would you do?

I have a client who just contacted me. She has two houses one is a 4br 2ba home the other is on her side lot and it getting run down. Both homes are paid off. Assessed value is around $30,000 would you sell both for the price of one? or try and do both individually? The homes are about 3 hours away from where I live. This would be my first deal and I don't want to screw this up in any way. one house looks like it needs completely redone or torn down and just a bigger lot established.
