How do I wholesale a house in another state?

I have a client who has contacted me looking to sell his home in Tennessee. This is my very first deal. The home just needs to be painted and a couple of windows replaced. How do I go about wholesaling the home since I live in Iowa? He is wanting about $60,000 for the home had it listed for $72,900 and it went nowhere. Any help would be greatly appreciated. He is located here in Iowa.
