Finders Fees for off market properties

Question, I am a beginner wholesaler and I am getting some leads that would make more sense being sent to real cash buyers that can negotiate with the seller. For these types of leads, is there any way I can receive a finders fee from an investor for an off market property that I show to them (they pay if they close)? I’ve been looking online and not seeing to much info on this. I want to make sure this is legal and if so, does anyone have access to the necessary paperwork to do so? I know that some younger kids who aren’t of age to wholesale do this, so any help is appreciated.
