Virtual Wholesaling Marketing Strategy

Hello everyone, I am new to virtual wholesaling and before I dive deep into the business, I wanted to ask those that are more experienced in the industry as to what marketing strategy works best. After doing research I have found that cold calling and SMS is a great way to wholesale virtually with low cost, but I have also heard of Facebook Ads as well in order to have motivated sellers come to you. In addition, what is the best profit split for JV deals with other wholesalers? Would JV deals be recommended for getting started and securing my first deal? Also, is it suggested to start an LLC in the state(s) that you are wholesaling in?

I know I asked a handful of questions but if any could be answered that would be much appreciated!
