How to buy the tax delinquent owner list

*Disclaimer* I am basing this information on how it has worked for me in Northern NJ. The tax collector (a.k.a “treasurer” or “tax commissioner”) of a city, county, or most commonly: municipality is who will have the most up-to-date tax information. Unfortunately, it is difficult to get results with the tax collector directly. The tax clerk, or “deputy commissioner” is who you are going to speak to. They are trained to shut down third party investors! Don’t give up! You are going to show up in person and ask to fill out a letter of instruction requesting to pay (by parcel) for this information. Get a copy. That form will be forwarded to tax collector’s desk and possibly ignored or formally denied. This is when you email the treasurer (C.C the clerk), send a letter in the mail, AND leave a voicemail requesting to speak to them briefly in person or over the phone. During dialogue, appeal to what you can do for them to make the effort of collections easier. (Access to unlimited funds with strong desire to better the community) If answer is still no, ask if there are any problem properties at the very least that you can prove yourself with. Leave contact info, follow up, repeat! :)
