Locating Seller
I located a vacant property (4,482 sqft Multi-Family) in the Massachusetts area this afternoon and contacted the tax assessor and confirmed the following details:
Tax Title:
$16,116.71 - $6.69 per diem/daily
$4,029.24 - additional tax
I will be retrieving the current tax that is due for fiscal year 2014 as noted by the office but I believe it is $6000.00+
My inquiry is whether or not this could be a greate opportunity to further investigate? I was able to locate the latest owners name and located a disconnected phone number for the owener in the yellow pages with no success of direct contact.
The comparables in the same location are listed as the following:
$380,000 3/08/13 6 3 2,988 Sq. ft
$464,000 6/03/13 5 2 2,714 Sq. ft
$289,900 10/30/12 3 2½ 2,362 Sq. ft
$340,000 5/21/13 4 2 2,272 Sq. ft
What type of situation could best fit the criteria provided as the note to the proeprty is currently unknown. Would a subject to with buyer financing work best or a complete wholesale opportunity as the ROI would benefit any investor.
Please advise.
