Do I need to wholesale if I have a license?

I will soon have an active real estate license in Idaho and I'd like to begin wholesaling to help drive more deals for my clients. With an active license, should I use the Idaho's purchase and sale agreement to get a property under contract? Is this contract assignable to another buyer?

Hi Stephen,

I would suggest finding out which contract is used there and then read it 20 times or more until you know every bit of it before trying to land a wholesale deal, let alone attempt to represent somebody with a fiduciary duty. I think if you've read it once, you will know whether it is assignable or not :)
