Wholesale dilemma

Ready to make my first offer on a 3 bedroom 1 bathroom home that is not in very good shape.

But here is my dilemma even though the home is in very poor shape it sits on 1.4 acres my question to you is should I take that into consideration when I make my offer or just base my offer on the house alone?
