Can I Wholesale Conservation Use Rural Land.

Hi, I have an opportunity to get 27 acres of land under contract in Butts county, GA for $12k an acre. I just looked up info on the property and found out that it was under a land conservation.  I know that land conservations last for 10 years and this property's conservation expires next year. Is it smart to get this land under contract and is it a deal that buyers would want to invest in?
