The Actual Business Side of Wholesaling

The steam train is moving and I ain't stopping.

How's everyone doing. I hope you all have bigger pockets.

I am trying to go forward with being a wholesaler in NYC and Westchester County.

I want to know if I should set up my LLC prior to starting business and I was hoping if someone could template some important documents I would need when doing transactions, etc.

My other concern is what determines my spread. How much should I be charging as my fee when moving the property. Will a real estate agent need to be involved.

Also, I have no buyers yet but I am looking for houses. I currently have about $500 dollars. How do I start doing contracts when I have nothing to back it up. I am really afraid of a scenario where I can't find a buyer.
