Anxiety about putting in an offer for my first wholesale deal.

Good evening everyone, 

I would like to start off by first letting everyone know that my transparency comes off as only being vulnerable as a human being. I am a Realtor and I have decided to take this leap of faith with some anxiety and nervousness about putting an offer in for my FIRST property and assigning the deal to a Cash Buyer. I have analyzed the listing and the comps and I am pretty certain that I know that the deal will be accepted. However, through my over thinking which is leading to my paralysis of making the decision to place the offer, it has succumb to my mind of possible failure and/or being STUCK into this contract. I understand that through the language of this Purchase and Sales Agreement whether the listing is ON MARKET or OFF MARKET......I would be lying to say that the fear of failure has crept in my mind a few times. If there is anyone who can either call me or provide some words of leadership, affirmation, wisdom, guidance and/or faith would be greatly appreciated. I am currently in the DMV area. Standing by for anyone's guidance at your leisure.
