Wholesaling in Long Island

Hey BP Community! I recently started my journey into wholesaling and I found a deal that seems interesting but I feel like I need a little guidance with it. The property is for sale by owner who no longer lives in the area and wants to offload the property. The property is valued almost $100k under market value (this number was calculated in comparison to the neighboring properties in the neighborhood). The property needs some work on its exterior (roof, paint job, landscaping) and updates/fixes inside (bathroom update, kitchen update, window replacements, and hole fillings). The one issue with the property is that there is an old tenant there that has been living there for 25 years but wants to move to another house. But in the current circumstances the tenant is unable to find a home. The rent is paid by the tenant (around $1850/mo) and the tenant also handles the utilities. Is there anyone interested in guiding me on my first wholesale deal?
