How to comp when there very few or no close comps for a property?

I have been running into the issue a lot lately where I find a property, but I can’t find any close comps without expanding the criteria too wide. Usually try to stay within +\- 1 bedroom max, .+/- 500 SQ FT, .5 miles, sold within the last year, and same neighborhood.

What strategies do you use to find ARV on a property like this? I use propstream for comps currently.
