No comps and big gaps in current listings prices

Hi guys,

I need to make an offer on a property however there are no recent comps and the listings in the area varies by large margins. It is a 700sft home on 2.2 acres of land with a zestimate of $170k, however there is a home valued at roughly at 789k a few blocks down the same street with half the land and a few more home ranging in the 240-280k. The difference is these homes are built by the owners fairly recently and this is a old 2/1 on a huge lot. How such I go about an offer?
