Incoming.... NEW WHOLESALER ASKING FOR ADVICE

I live in Naples FL and am also a real estate agent here. I've know about wholesaling for a while now but just never dabbled into it. I am getting prepared to start marketing to motivated sellers for my first deal. I am writing this because I want to ask the BP community about any common rookie mistakes that I can avoid in my first wholesale.
