Questions about a JV

“I got this email from a partner.

HI Gabriela,

can you jv sell this one?

I have financing lined up. Looking for a JV partner will Assign Contract.

The property he sent me with this message is listed as pending. I’m not understanding what he wants.

1- does he want someone to sign the contract and he will take care of the property? Would be something like other people money so I should help him to find someone to sign the contract but the profit would be 50%

2- it’s pending because he already signed but he wants someone to split the costs 

3- he gave up on buying it and it’s wholesaling as he said we would split the fee if It would be the options 1 and 2 before doesn’t male sense split the wholesale fee with me as I would be the wholesaler and he would be the buyer.

Really didn’t understand what he means. If anyone could help me please.
