Rhode Island ARV help! Someone with MLS if possible...

Hello, I'm about to put under contract a condo 900 sq ft., 2bd 1 bath on Pascoag Main St. in Pascoag, RI- free standing-I've gotten some sold condo comparables for roughly the same sq ft. and bed/ bath from trulia in a two mi radius- .5 mi away, a condo is selling for 79k, another sold for 98, and 2 mi away they're going for 200k to 260. Seems like a good deal, right? Well, the seller I'm getting it from owns a number of properties, is obviously not new to real estate, and I just don't understand while he's selling so cheap (buying for 68). When I asked him, he said "it's just too far away, I want to get rid of it." It's a very nice condo- maple and cherry cabinets, granite, custom tile, fresh paint, etc. Nice neighborhood, more or less. Can someone come up with a more accurate ARV for it? Close to the 200's on Pascoag Main St. I'm just worried I'm missing something (and I'm pretty new to the game). Thanks!
