What’s the next step after I find distress seller?

I’m trying to complete my first real estate wholesaling deal. Please help me with knowledge.

1. Find distress seller

2. Contract agreement

3. Find buyer in 30 days

4. Assign contract to buyer

My questions I have today would be.

1. Should I have a lawyer make the contract for me?

2. Will the investor see what I got the property for?

3. Once I get a purchase agreement contract bsigned where do I go next? Literally

4. What’s your script you tell people when finding distress seller?
