Wholesaling & Real Estate Agents

Hello BiggerPockets!

I am new to wholesaling and attempting to build my real estate network. I was told that in the state of Georgia a real estate agent can't submit an offer to buy a property that uses the language "and/or assigns".

I found this surprising because many investors utilize agents for accessing MLS and pulling comps.

Questions:
1. Are any other wholesalers in GA (or any other state) familiar with this?
2. How does a real estate agent benefit from working with a wholesaler? (Most wholesalers advertise no commission or fees)
3. What has your experience been like working with a real estate agent?
