Learning how to wholesale

Would love to start trying to get my first deal and I feel as if I could find many deals in my market, because to my knowledge no one here is doing it. (North central West Virginia) but what is holding me back is I feel like there are NO cash buyers and I don’t want to get a deal under contract and not be able to perform. And if there are cash buyers I feel like there are less than 5 and I feel like that is not enough to even try to wholesale.

Your post says you want to do something, but then you go about saying all the reasons it isn't possible in your area. That is called a self-defeating prophecy. What do you even know about wholesaling? How do you plan on finding the properties? Have you networked locally with other REI to see who knows what? What cash do you have in place to buy if you can't wholesale? What's your pitch? I would start answering these questions instead of saying you can't do something that you aren't even really trying to learn about how you can do it.
