Newbie To Real Estate

Hello everyone, my name is Jason and I am a newbie wholesaler residing in Denville, NJ. I am very motivated and can't wait to close my first deal. The only thing is my first wave of marketing didn't go so well. My yellowletters campaign only produced bad leads and my newspaper ad didn't get any results at all. I'm wondering what everyone is doing to create leads? For anyone that lives in the northern New Jersey area -- is it a tough market for wholesalers. In other words, should I be doing virtual wholesaling in other areas? Would appreciate everyone's feedback and I look forward to helping others as well.
