Typical Houston closing costs?

Been a few years since I bought or sold anything resembling real estate so I'm trying to get my numbers down.

Last time I wholesaled a property, my deals looked something like this:

ARV $100,000
Repairs $10k
Profit $10k
Cover sellers closing costs (2% of ARV) $2k
MAO $48k (assumes all in max is 70%)

I'm looking for the little things I always forget about. Extra fees to do a double close, typical closing costs, anything I'm missing?

BTW - this is my first post on BP, been enjoying reading here for a few months now - good stuff!
