Results of my first YL campaign...
Last Saturday I sent out a batch of 100 mailers to my AO/OO list. One week following that I have had 8 responders. 2 of those 8 didn't actually leave a VM but the caller ID recorded their number. That comes out to an 8% response rate which (I think) is good, depending on who you talk to, I suppose.
I haven't had a real motivated seller call though so, 0 deals have been made. :(
I was, however, given leads by a couple of the callers directing me towards other people/properties that may have need for my help. I will be following up on those when I have time.
As I feared, most of the leads came from condo's and condo's are something I am hesitant to work with. Mostly because I A) prefer not to work with them B) am very uneducated on how to handle them C) feel there just isn't enough of a spread to work with for wholesaling (at least for the ones that have called in).
I need to be schooled in the way of the condo.
I had one landlord who was looking to sell a rental but would not budge from his price which was at/slightly above FAIR market value.
I had one "rehabber" who had a rural home which he was in the process of turning into a duplex but he wanted more than 2x the actual value of the home.
I am trying not to feel discouraged but I had hoped for better results. I know statistics show that deals almost never happen on the first mailing, but I was hoping to get at least a small deal out of 100 leads. I will be printing off another 100 letters from my list of 500 to send out, hopefully, soon.
I read somewhere on BP that its hard to wholesale and carry a full-time(or over full-time) job at the same time. That is the TRUTH! It's the full-time job I'm trying to quit. Its not just the job I'm trying to quit, but its also the lifestyle it has created.
I've decided to create a number of handmade bandit signs in addition to the direct mail campaign to hopefully create more motivated leads. I'm anxious to close my first deal! :)
Overall, I'm still optimistic that my first deal is right around the corner.
