Whole sale with no money

Hey BP,

I have come across a FSBO single family house here in Bergen County NJ. I am looking to wholesale it. The owner is admit about not showing the home until he sees POF. Considering that I do not want to live in, but I would like to own the property or wholesale it.

Owner is looking to get 649k for the property. With very little wiggle room for lowering it. It’s a 3/2 @ 1500 sqft.

Any help would would be appreciated!!

@Aaron K. I have to see WOW to your super fast response.

I did look further into the town. I did not see a SINGLE house sell more than 610k. That house sold back in 2018. I truly don’t think the seller wants to budge, but I’m sure there’s someone out there for him.
