CAR Purchase Agreement Contract

My attorney from Legal Shield told me that I should use the CAR purchase agreement contract. I don't have my real estate license and have the following questions.

1. Can I legally use the CAR purchase agreement contract if I don't have a real estate license?

2. Is the CAR purchase agreement an overkill for wholesaling properties in CA?

3. Can anyone who is using the CAR purchase agreement for wholesaling let me know if there are any sections or pages that can be removed? I don't want to intimidate the seller with an 8 page contract if I don't need to.
