Wholesaling Property With Tenant in Place?

What is the process involved when you are wholesaling a property that is currently rented and inhabited by a tenant?

Lets say their lease is set to expire In December. Yet you are either going to purchase the property for yourself or wholesale it to another investor in June. Well before their lease expires in December.

How does that work, does the lease survive the sale of the property and the new owner has to keep the new tenant in place until the lease expires?
