Proof of funds now what?

Ok so I'm an avid listener and reader of real estate how toos. Today I turned it into a do. I opened one of the daily sites I watch and research properties. Found one for 30k didnt look half bad jumped in the car was at the lot by 9am. Checked it out will need full rehab 45k arv 135k. Call site got random broker said want to make an offer and be allowed to assign the contract. In documents received was a proof of funds document. I offered 30 day cash close with inspection and transfer of clean and clear title. Now what I wanted to leave 500 good faith deposit try and sell it with assignment fee. How do I handle proof of funds at this point?
