Wholesaling Owner Occupied Properties

Hello all,

I am new to real estate and new to Bigger Pockets! 

I currently have about 150+ distressed home leads that I have driven for in the last two and a half months - but many are owner-occupied.

I wanted to ask:

Wouldn't it be difficult to wholesale owner-occupied properties? The owner of the distressed home is going to have to find a home and move out within the time frame of the contract I hold with the cash buyer. I am assuming the cash buyer expects an empty property to begin rehabbing immediately, which is providing me some confusion.

Additionally, what if the owner of the home does move out, and the assignment contract is not executed?
