If the property is owned by the seller and not the bank. How can you find out how much the house is worth?

No matter who owns any single family residence, its value can be determined by pulling comps (can be done by any RE agent, title company, or any person or service with access to MLS data) which would consist of similar size, bed/bath combinations, lot size, location (within 1/2 mile), and time (within last 3-4 months).
