California Wholesaling: How do you get paid in escrow?

Hi,

I've been taking to escrow companies in California and they are saying that you have to be an agent to get paid during the real estate transaction (i.e. commission).  Who do you get around this during a wholesale deal in Cali?  They followed it up with saying that if I had my real estate license the process would be easy.  Are you doing double closings or are you having the cash buyer pay you directly (i.e finders fee outside the escrow)?
