What happens if I can’t find a buyer in 30 days?

I just started out in wholesaling and I want to begin looking for distressed property now but I’m afraid of not being able to find a buyer in 30 days. Could someone share their best and worst experience with not finding a buyer and some ways I can prevent that from happening?

This is the major challenge all wholesalers have with the assignment method of wholesaling. We prefer the purchase and sale method. That gives you time to find a buyer as well as make small improvements. However you need cash or a capital partner to make this strategy work.

Having a extensive buyers list or co-wholesaling with someone who does (once you have the property under contract ) is important.
