Question about contract execution

Hey guys, 

I am new to Bigger Pockets and wholesaling in general, and I just wanted to thank this community already for being so very kind and helpful! 

I have a question about driving for dollars and contract execution:

When finding a distressed owner-occupied home and finding a potential lead, how will it be possible to have them move out in the amount of time for the contract to be executed and successfully assigned? I assume the cash buyer expects an empty home when he purchases the house, no? 

Thanks a lot guys, this may be a silly question but it must be cleared up. I have an obnoxious amount of extremely distressed owner-occupied homes that must get locked down, haha!
