Find buyer before getting contract?
Hello team,
I had a homeowner contact me based on a campaign I ran. He has 5 homes he wants to sell. They are about 45 minutes away in a rural area. I made an offer on two of them. This area is outside of my expertise. Should I work on finding a buyer before I lock them up?
I have the means to close on them, but don’t personally want to hold them since I am unfamiliar with the town they are in. If they were in my town, I would already have had them under contract and sold probably.
This is also my first wholesale deal. I do plan to double close as well.

Yes, it is good that you would be willing to close if necessary but without talking to buyers in that area you don't know if you are even buying a property worth wholesaling, for all you know you could be buying at a price that doesn't make sense for the area.
