Lease Option Assignment (LOA)? What? How? Can I? :)

Hi all!

My sister called me today to tell me that she found a home she loved, the owners father was there and said that the son has had the house on the market for a year, but has moved closer to his family. She loves it, but I know she has bad credit. Is this a situation where a LOA (lease option assignment) would work?

I tried to gain an understanding of this process on Brian Gibbons website (I wish I could tag him!) reiskills.com, But couldn't exactly grasp it. Does anyone else know how these LOA's work? :)
