Wholesaling with tenants in place

Hey guys I have a motivated seller with multiple rentals that is moving out of state. They are occupied by tenants and I wanted to know if anyone had advice on buying these I have a few buyers that have bought rentals before but the tenants had been out. I am not sure if having the tenants is a plus or minus and if there is any additional headache with paperwork to transfer the rental agreements to myself and then again with my new buyers. Any help would be appreciated. Great website. I a new to it and it has bEen extremely helpful!
