Wholesaling, contracts, & assignment clause

Yes I am leaping into wholesaling here in western ny, Buffalo ny to be exact awhile attend real estate. I’m wondering what is a good site to use for contracts that have assignment clause or do I just google and to make my own contract? If I have a potential buyer for 120,000 I sold the property to the seller for 45,000 and the cost of expenses are 10,000 what are my next moves?
